Design
Custom plans that are truly one hundred percent custom become harder to find every year. Here at OBH we are not going to just draw up a set of plans for you, we will help you achieve your dreams. We pride ourselves in making dreams come true at an affordable price. Our Thirty Years of building and design experience have taught us the importance of keeping pace with current trends and current products. Some products will save you money and some products will just cost money. We know the difference. We design homes that not only can be built, but can be built correctly. Our guarantee is that you will have plans ready to be engineered and built to your specific county or state.

Process
Talk- You talk we listen.  We are here for you, no ifs, ands, or buts about it.  We will listen to you to learn what your plans, hopes, wants and needs are.  Remember, we just don’t do custom plans we perfect them.  We want to design the perfect plan for you.

Pre-Draft
- After we listen to your ideas we will begin to design your home. We will use the award winning technology of Auto-CAD by AutoDesk to create a floor plan and front elevation (color optional) using your ideas.

Presentation
- We will present our draft to you via e-mail or snail mail (whichever is easier for you). You will then be able to look at the plans to decide if we’re on the right path. Then we can discuss any
changes you desire.

Draft
- When an agreement on the floor plan and elevation is made our Design Team will then continue with the project. We will draft up all the remaining elevations and floor plans from this point.

The Approval
- When all the floor plans and elevations are done, you will be able to grasp exactly how the plans feel and look on paper. This is when the second rendition of the plans will take place. You will need to tell us what, if any, concerns you may have, and when we have worked out the changes needed the process will move forward.

Final Draft
- This is the most tedious part of the project. We will continue working on the remaining
parts of the plans, making your required changes, and designing what is left. This includes the joist
plans, electrical, title sheet, specs, etc. (For a full list please read the FAQ section.)

The Plot
- When all the designing is done and all the necessary pages are ready, the plans will be plotted. We will plot the plans on the standard 24X36 Architect D size paper. You will then receive a blue copy of your plans. You can use this blue copy as your approved set on the job. Remember, we have built for over thirty years and know how a house goes together, therefore we know the importance of breaking each stage of the plans to a per page basis.

What’s next?
You are ready to get the approvals you need to start building. Please note-we are not
engineers. However, we can help you in getting your plans stamped by an engineer and take you
through the rest of the process of getting the necessary approval from your county or state. For an additional fee, we can include in the original plan set some structural drawings i.e. shearwall, structural, roof frame, etc. This will usually help you save some money on the engineering.

Payment
We will be a payment schedule for the design process that ensures the designing will continue unhindered and money won’t become an issue during the process. Payment is done in three installations. The first Thirty Percent (30%) is due at the beginning of the process. This down payment is made before any drawings are started. A Thirty-Five Percent (35%) payment is required after the first draft is drawn. This first draft will be the floor plan and elevation. The last payment is another Thirty-Five Percent (35%) at the end of the project. All of the scheduled payments must be received in full before the design process can continue. The last payment must be received in full before the complete set of blue prints is shipped. Colored Elevations may be received for an additional price.
